We offer professional consultancy services allowing clients to benefit from over 20 years’ of experience in designing, specifying and delivering high-end residential refurbishment and development projects.
Pre-Project Consultancy Service
Clients typically benefit from pre-project consultancy, where insights and strategy can directly reduce costs and timelines, and inform design directions. We offer a packaged product which includes:
- Design and specification guidance
- What materials/ products to use where
- Details of potential suppliers, specialists, designers and architects
- Working with interior designers and architects efficiently
- Structuring an efficient and effective project team
- Where and how to save money, and where to spend it
- How to optimise, use and/ or create space and a sense of space
- Effective short cuts and tricks of the trade
- How to increase the value of your property
Deliverables
- A two hour pre-project consultation at the proposed building/ refurbishment location.
- A comprehensive report outlining recommendations, potential savings and links to resources.
Project Consultancy
Our services, as listed opposite, are also available to support you at any further stage of your project. For example we can advise on acquiring planning consent for listed and period properties, provide project management support, step in to help with project recovery, advise on budgetary issues… or just offer a independent expert second opinion if you’re unsure of any aspect of your project.
Costs
Pre-project consultancy service fee: £1875 + VAT
On-going project consultancy and one-off consultancy is charged by the hour @ £200/hour + VAT
Project Design and Specification
Romer Kingsford has operated at the very highest level in residential property for many years and has worked alongside iconic designers and architects, renowned artisans and revered industry specialists. Once a Client brief is established and any design/function preferences ascertained, RK will bring together all the necessary resources to support the in-house design team to deliver a comprehensive interior and architectural design service tailored to a Client’s aesthetic aspirations and functional requirements. This can include architectural planning and detailing, structural specifications, M&E design to include AV, AC and automation, security, interior finishes and FFE, soft furnishings and fabrics and full specification for tender if required. This service can be adapted to include all or some of the above elements.
Deliverables
A comprehensive ‘Project Bible’ that would allow a Client to go to tender or present to preferred contractor/build team for quotation, negotiation and execution purposes.
Cost
A fee proposal will be prepared reflecting the hours required to deliver the Client brief, broken down into the separate project elements and including any third party quotes.
Full Turnkey - Project Design and Development Management
This is the complete turnkey – from conception to delivery. All elements of the project will be scrutinised and meticulously put together within the RK framework with the sole purpose of delivering an exceptional development service in a seamless and highly-efficient project managed environment. RK will put together a project team of the very finest designers, architects, and consultants to complement the in-house delivery team that is bespoke to the vision of a single project. The refurbishment/ development will be meticulously managed from initial Client brief, until sign-off and handover. RK will introduce their associated and trusted contractors, sub-contractors, specialists, artisans and advisors to execute their design package within their project management structure. RK has built-up an enviable network of relationships over decades in the luxury property market, and uses only preferred and long-associated teams and individuals.
Deliverables
For this service, the Project Bible (as described above) would be costed in detail for review under a negotiated tender basis with RK acting as the main contractor for financial, insurance and cashflow purposes.
